Most expensive municipalities in the Netherlands by WOZ value

Short answer: the WOZ value is the value the municipality sets for tax purposes, and it often lags the current market price. Below are the Dutch municipalities (from 50,000 residents) with the highest average WOZ value per neighbourhood (CBS figures). Use it as rough context, not as a market price.

WOZ is not a market price

The WOZ is a tax basis and applies to a whole neighbourhood — it mixes different home types and usually lags what homes fetch now. A high average WOZ says something about a municipality's price level, but not about the value of one specific home.
